I have had clients ask to be shown homes, but before I show them homes I always like to ensure that they have been pre-qualified. It isn’t just another way of getting someone’s personal information like a lead capturing program. When my clients ask why I simply explain how what they might feel that they can afford, or what they will be approved for might be different from what the mortgage company might state. There have been some changes in recent months, actually about the last 6 – 8 months have we seen the real differences with the mortgage companies being a little more stringent. The other problem would be that as a buyer you would want to know what the mortgage company is willing to loan you, even if just for the fact of deciding which home (and price range) you will be viewing. This could save you a tremendous amount of time in your search. Besides, if you start looking at homes in one price range only to have to “downsize” the price range, you could lose interest in buying altogether. It is always a great idea to get pre qualified first to ensure no disappointment. If you have any questions please give us a call.
