We have the dates for the Shagging on the Strand events for 2009. Like always, there will be shagging events throughout the entire year. Come on out here during one of these events to truly understand what shagging is all about. Myrtle Beach has events being held throughout the year for various functions such as Canadian-American Days, Myrtle Beach Bike Week, Carolina Opry, Sun Fun Festival and Shagging on the Strand. Myrtle Beach Update

We haven’t posted anything in awhile, but with great reasoning. Since the election there has been a pickup in the amount of activity we’ve seen. Although there aren’t many contracts being written the showings and phone calls have picked up. In November and December we generally won’t see too much activity, but once January comes around business picks back up. I was looking over our blog and noticed that since I change the platform over from Serendipity to Wordpress I have lost a few posts. The posts that I lost dealt with our real estate flyers and Youtube videos so I will hopefully be able to get some of them relisted on here soon. Until then, search the Myrtle Beach MLS to find some of those great deals that are out there now.

Get Out and Vote Tomorrow!

Tomorrow is the time to get out and vote. I know some may have already voted absentee, but for all those that haven’t tomorrow’s the time to do it! Currently, the entire South Carolina Senate and House of Representatives are up for re-election, and there are some very competitive races where your vote will make a difference. Make sure that your voice is heard and exercise your right to vote.

Myrtle Beach Real Estate Showings

As a home owner in Myrtle Beach what is the minimum time frame you would need to schedule a showing? How about if you have your home listed for sale, and because of the sign in your front yard (or the lockbox on the door handle) a Realtor passes by and calls to schedule a showing immediately? We all know that if your home is listed for sale then you should have it in ready to show condition at all times. Granted, that isn’t exactly the top thing on your mind if you are in the process of selling your home.

I know it can be frustrating when a real estate agent calls to show your home and they are in the driveway expecting to come in within seconds. I had my home listed for sale (prior to becoming an agent) and they called while I was in the shower. Of course, no one answered the phone and the agent was told to just knock and if no one answers the door just show the home. Well, I didn’t hear the phone so I wasn’t going to be able to hear the knock. Needles to say, getting out of the shower I heard voices (not the ones in my head) and I was fully dressed in a matter of about 2, maybe 2.5 seconds. I didn’t have time to dry off, and I am sure by the wet clothes look I was sporting it made everyone feel a little awkward. So awkward, that they decided to buy the property.

This isn’t always a bad situation when a Realtor walks in announced. On two occasions, I have been informed (by the property owner) to show a property only to find someone living there and that owner was unaware of the renter.

I think this is a catch 22, but please be ready to either get dressed really fast or always be prepared to show your home at a moments notice.

I would have to say that there is always a silver lining. Sometimes you might just have to spend a little more time looking, but it is always there.

Myrtle Beach Real Estate Update

I am sure everyone is hearing what the media has to say about the real estate market, and we know that the market is slow. With the economy shaking up like it has buyers have decided to stay on the fence a little longer than expected. Everyone is waiting to see what’s going to happen next. We have just wrapped up our Coldwell Banker 10 day sales event, and although not a lot of activity is happening, there was some activity. Here are the numbers for the Myrtle Beach real estate market as reported through the local MLS on what properties have sold in the month of September 2007 versus 2008.

The MLS showed:

Myrtle Beach Land
September, 2007 - 82 lots sold
September, 2008 - 36 lots sold
56.06% down from one year ago

Myrtle Beach Homes
September, 2007 - 373 homes sold
September, 2008 - 263 homes sold
29.49% down from one year ago

Myrtle Beach Condos
September, 2007 - 312 homes sold
September, 2008 - 192 homes sold
38.46% down from one year ago

The MLS shows there is over a 9 year supply of lots on hand based on what has sold so far this year, Residential homes and condominiums have kept steady through this turmoil, although sales are down we are still keeping at a steady pace.

October and November are the #1 months for golfers to visit the Myrtle Beach area, so we still have a few weeks left in the selling season.

It looks like we could be arriving at the end of the down cycle, California reported by MDA Data Quick in September as having the largest increase in sales ever reported in the 20 years that they have kept records. A 65% increase in sales, although they had a 33% decrease in the median price of the homes. California was one of the first markets to get hit by the down cycle so this could be the start on the real estate market picking back up!

The cities that Spirit Airlines have included in this deal for Myrtle Beach are Atlantic City, Boston, Fort Lauderdale, and New York (LaGuardia). Of course, they do offer specials to a number of other cities.

Gas Prices Adjusting

Gas is coming down, finally. Considering the price of a barrel of oil, the gas should be lower than it is. Who gets the money; the gas station, the truck driver delivering the gas, or the oil companies? Either way we are just happy that the gas has finally gone below $3 per gallon here in Myrtle Beach. But when is it going to be priced right, and how do we get it to where it needs to be?

Currently there are a number of gas stations that are being checked into for price gouging in South Carolina so we do have the right people keeping an eye out for the consumers. But, there are still problems when oil is lower than it has been in several years, but the gas prices aren’t. They need to correct the gas prices and let us start taking some steps to get our economy back on track.

The price of gas has hurt the tourist areas and the travel or vacation destinations of America. Fewer people want to travel with the gas prices where they have been. However, with the price being under $3 per gallon vacation spots like Myrtle Beach should start seeing more visitors and traffic.
